BIG BAY MASTER PROPERTY OWNERS ASSOCIATION
The Big Bay development is located in an environmentally sensitive area on the west coast adjacent to the Blaauwberg Conservation Area, which forms part of the West Coast Biosphere.
When the Big Bay development was planned it was agreed with the authorities that the level of infrastructure in the public areas (landscaping, irrigation, walling, urban beacons, public amenities, etc) would require more input and maintenance than the local authority would be in a position to provide.
The Big Bay Master Property Owners Association (MPOA) was created to bridge this gap. Essentially it is an umbrella body responsible for the following functions relating to the various public areas:
- the maintenance of conservation areas and compliance with the Operational Environmental Management Plan;
- the maintenance of landscaped areas including irrigation systems;
- electricity and water charges (if any) relating to the irrigation of landscaped areas;
- the maintenance of fencing and walling in the road reserves;
- the maintenance of the urban beacons;
- the control and maintenance of the public open spaces and the public amenities where the local authority does not fulfil this role;
- to enter into service agreements with any relevant authority or other service providers; and,
- the promotion, advancement and protection of the communal and group interests of the members generally in regard to the development.
